Your attorney handles title and contracts, and confirms whether your purchase needs registration or a permit.
Closing
You pay the closing costs, the conveyance is completed and the property is registered in your name.
After you buy
I can introduce caretakers, property managers and rental help, so the property is looked after while you are away.
What buying costs a foreign buyer
Plan for more than the price. These are planning estimates, and your attorney confirms the final amounts before you commit.
- Transfer taxFor foreign buyers this is generally a flat 10% of the price. It is often shared with the seller by agreement, so check your contract.
- Legal feesAbout 5% of the price is a sensible planning figure, plus VAT.
- Other closing costsAllow about 2.5% for surveys, due diligence, insurance and registration.
- Agent commissionNormally paid by the seller, not by you as the buyer.

Foreign buyers can generally own property in the Bahamas. Depending on the size and use of the property, a purchase may need to be registered or may need a permit. Your attorney confirms what applies.
Financing from abroad
Many foreign buyers pay cash. Some lenders may finance non-residents on their own terms, and they decide. I can introduce you to lenders so you can compare.

Can I buy if I am not a Bahamian?
Foreign buyers can generally own property here. Depending on the size and intended use, some purchases need registration or a permit. I explain what applies, and your attorney confirms it.
Do I have to visit before I buy?
Not necessarily. Many buyers start with video tours and visit before closing. If you would like a viewing trip, I will plan the properties and the schedule with you.
What currency are prices in?
The Bahamian dollar is fixed at one to one with the US dollar, and prices are usually quoted in dollars. Ask your bank about moving funds and any reporting required at home.
Can I rent my property out?
Many owners do. Rules and income vary by island and property type, so tell me your plans and I will connect you with local property managers.
